Commercial Tint Job Spotlight: Raleigh Office Park Retrofit

What This Commercial Tint Job Looked Like

A property manager for a three-building office park off Capital Boulevard in Raleigh reached out to us earlier this spring. The problem was straightforward — south-facing windows on the second and third floors were turning those offices into greenhouses by mid-morning. Tenants had been complaining about glare on their monitors, uneven temperatures across the floor, and HVAC systems running full blast all day without keeping up.

The buildings were built in the early 2000s with standard dual-pane glass. No low-E coating, no previous window treatment. Twenty-plus years of NC sun beating on untreated glass will do a number on energy bills and tenant comfort alike.

Why Window Film Beat Full Glass Replacement

Full window replacement was on the table. The property manager had gotten quotes north of $180,000 to replace all the south- and west-facing glass with low-E units across three buildings. Commercial window film came in at a fraction of that cost and could be installed without displacing tenants for weeks.

That cost difference is why commercial window tinting in Raleigh has picked up so much over the last few years. Building owners are realizing they can get 70 to 80 percent of the thermal performance of new glass at 15 to 20 percent of the price. For a multi-tenant office park where every vacant day costs rent, the math is not close.

The Film We Used and Why It Mattered

We went with a spectrally selective ceramic film rated at 35% visible light transmission for the upper-floor offices. That particular film rejects up to 60% of total solar energy and blocks 99% of UV rays without making the windows look dark or reflective from the outside. The property manager specifically wanted something that did not change the exterior appearance of the buildings, and spectrally selective film handles that well.

For the ground-floor lobby windows, we used a lighter film at 50% VLT to keep the entryways bright and welcoming. Different spaces need different solutions, and a good commercial tint installation accounts for that rather than putting the same film on every pane.

Film Performance at a Glance

  • Total solar energy rejection: up to 60%
  • Infrared heat rejection: up to 85%
  • UV rejection: 99%
  • Visible light transmission: 35% on upper floors, 50% in lobbies
  • No color shift — neutral appearance inside and out

How We Ran the Install Across Three Buildings

Commercial jobs are not like tinting a car in the bay. This project covered over 200 window panes spread across three two-story buildings. We coordinated with the property management team to work one floor at a time, building by building, so tenants could keep working with minimal disruption.

Each floor took roughly a day and a half. We started before normal business hours and worked through the afternoon. Furniture did not need to move — we worked around desks, conference tables, and cubicle walls. The film cures over about 30 days, so tenants saw some light haziness in the first week, but full clarity came through quickly.

Total install time from start to finish across all three buildings was about two and a half weeks. Compare that to a full window replacement timeline of two to three months, and the disruption difference is obvious.

What Changed After the Film Went On

The property manager sent us feedback about six weeks after the install wrapped up. The biggest immediate change was glare. Employees in the south-facing offices said their monitors were finally readable all day without closing blinds. A few tenants mentioned they had taken their blinds down entirely because the film handled glare well enough on its own.

On the energy side, the building's HVAC system was cycling less frequently during the afternoon peak. The property manager estimated a 20 to 25 percent reduction in cooling costs for the early summer months based on the first utility cycle after install. That lines up with what we typically see on commercial projects across the Raleigh Triangle — somewhere between 15 and 30 percent savings depending on building orientation and glass type.

UV protection is harder to see right away, but it matters long-term. Carpet, furniture, and wall finishes near windows fade fast under NC sun. Window film blocking 99% of UV means interior finishes hold up years longer. For a property manager responsible for common-area maintenance, that is a real cost saver down the line.

Who Should Consider Commercial Window Tinting

This type of project makes the most sense for office buildings, medical offices, retail storefronts, and any commercial space where large windows face south or west. If your tenants are complaining about heat, glare, or uneven temperatures, window film is worth looking at before committing to a six-figure glass replacement.

It also works well as a retrofit for older buildings in Raleigh, Cary, Garner, and Clayton that were built before low-E glass became standard. You do not need to tear out what you have — film goes directly over existing glass and starts working immediately.

Property managers, building owners, and facility directors across the Triangle have been reaching out more frequently as energy costs climb and tenants expect comfortable workspaces. We handle everything from single-suite offices to multi-building complexes like this one.
